Industrial Shed Quotation Checklist: 15 Essential Checks Before You Sign
An industrial shed quotation checklist is the fastest way to learn what a price really buys. Picture a factory owner in Faisalabad with three quotations on his desk. The plot is the same. The footprint is the same. Each page promises a “complete steel shed.”
Yet the cheapest quote sits nearly a fifth below the most expensive one. So which one is the bargain?
The totals cannot tell him. The real differences hide in what each quote assumes, includes and quietly leaves out.
This industrial shed quotation checklist shows you how to read those pages like an engineer. You will learn how to compare steel shed quotations on equal terms, what a fair warehouse shed quotation scope looks like, and which red flags deserve a phone call before you sign. Steel City has built prefabricated and PEB steel structures since 1992, so we wrote it from the engineering side of the table.
Quick answer: A complete industrial shed quotation states the design loads and codes, lists every material with its grade and thickness, defines who handles erection and civil works, and spells out tax, payment, validity and warranty terms. If any of those four blocks is missing, the quote fails the industrial shed quotation checklist below and is not ready for comparison.
Why an Industrial Shed Quotation Checklist Saves You Money
Two sheds can look identical from the road and still be very different buildings. A pre-engineered shed is designed around loads. The wind speed, seismic zone and crane duty a supplier assumes decide how much steel goes into every frame.
Lighter frames cost less. However, they also leave less margin for a monsoon storm, a heavy forklift or the rooftop solar plan you add later.
Scope works the same way. One supplier prices the structure only. Another includes cladding, gutters, doors and erection. A third leaves out the foundation work but never says so. The totals look comparable, yet the sheds behind them are not.
It also helps to separate two terms. An estimate guides your budget. A quotation is a priced offer for a defined scope, so it must be specific enough to become part of a contract.
That is why an industrial shed quotation checklist pays for itself. It makes every supplier answer the same questions in writing. It also protects you from the surprise variation order that arrives right after the advance payment.
A quick note on numbers: this guide focuses on specification and scope, not rates. For current price ranges, read our steel shed price per sq ft in Pakistan guide. Then use the checklist below to confirm what each rate actually covers.
15 Items Every Industrial Shed Quotation Checklist Should Cover
Treat the 15 checks below as a pass-or-fail review. Tick an item only when the quotation answers it in writing. Verbal assurances do not count.

Design basis: loads, codes and drawings
1. Building geometry. Span, length, eave height, roof slope and bay spacing must match your layout. Check the clear height under the lowest beam too, because forklifts and racking need it.
2. Design loads and codes. The quote should state the wind speed, the seismic zone, the snow load for northern sites and any crane, solar or sprinkler loads. It should also name the design code. In Pakistan, seismic design refers to the Building Code of Pakistan Seismic Provisions (BCP-SP 2007). Many PEB designs also follow MBMA practice with AISC and ASCE 7 references. Ask: “Which wind speed, seismic zone and design code did you use?”
3. Drawings and sign-off. Ask for a general arrangement drawing with the quote. After the order, expect anchor-bolt plans with column reactions. Also confirm that a Pakistan Engineering Council (PEC) registered engineer stands behind the design.
Materials and corrosion protection

4. Primary frames. Look for the steel grade, such as ASTM A572 Grade 50 or a comparable grade like Q345, and the plate thicknesses. Ask for the total steel weight in kilograms and in kg per square metre of covered area. Ask: “What is the total steel weight, and what is it per square metre?”
5. Secondary members. Purlins and girts carry the cladding. Confirm their section sizes, grade and thickness, plus the bracing that keeps the frame stable.
6. Roof and wall cladding. Ask for the base metal thickness (BMT), not only the total coated thickness (TCT). Add the coating class (for example AZ150), the profile and the colour. For sandwich panels, request the core type, density and panel thickness. Our guide to EPS, PU and PIR panel cores explains the trade-offs. Ask: “Is this thickness BMT or TCT?”
7. Corrosion protection and fasteners. State whether the frame is painted or hot-dip galvanized. For paint, ask for the primer type and the dry film thickness in microns. Check bolt grades too, because rust often starts at connections.
Shed construction inclusions: accessories and add-ons
8. Openings. List every door, roller shutter, window and louvre. Include sizes, quantities, finish and whether operation is manual or motorized.
9. Light and air. Turbo ventilators, ridge vents and skylight panels change both the budget and the working temperature. Their quantity and position belong in the quote.
10. Drainage, trims and extras. Gutters, downpipes, flashings and sealants keep water out. Shed construction inclusions like these are a classic source of late extras. Likewise, confirm whether insulation, mezzanine floors and crane beams are included or priced separately.
Scope boundaries: erection, civil works and approvals
11. Who does what. The quote should separate supply, fabrication, transport, unloading and erection. Then confirm who provides the crane, scaffolding, labour, power and site security. Ask: “Which equipment and labour will you bring, and what do you expect from me?”
12. Civil works. Foundations, anchor-bolt setting, grouting and the floor slab are often excluded. Because civil works can add 10–25% to structural cost, a clear yes or no matters. Ask: “Do the price and schedule include foundations, anchor bolts and the floor slab?”
13. Approvals and inspection. Clarify who prepares drawings for your authority or industrial estate. Also ask who attends inspections and which test records you will receive.
Commercial terms: price, tax, payment and warranty
14. Price structure and tax. Insist on an itemized price list, unit rates and agreed variation rates. Check whether prices include sales tax, and look for the supplier’s NTN and sales-tax registration numbers on the document. Confirm the tax treatment with your accountant. Finally, note the validity date, since steel prices move. Ask: “How long is this price valid, and what changes after that date?”
15. Schedule, payment and warranty. Ask for payments tied to delivery and erection milestones, plus a delivery timeline with delay terms. Request a written warranty that states what it covers and what voids it.
Bonus check: references. Ask for two completed projects of similar span and use. If possible, visit one and talk to the owner.
Warehouse Shed Quotation Scope: Included vs. Excluded
Scope is where most disputes start. The table below shows how a warehouse shed quotation scope often divides the work. Use it as a prompt for questions, not as a promise of what any supplier includes.
| Item | Typical treatment | Confirm in writing |
|---|---|---|
| Primary and secondary steel | Included | Grade, weight, paint or galvanizing |
| Roof and wall sheeting | Included | BMT, coating, colour, profile |
| Insulation or sandwich panels | Varies | Core type, density, thickness |
| Gutters, downpipes, flashings | Varies | Material, length, outlets |
| Doors, shutters, windows | Varies | Size, quantity, manual or motorized |
| Ventilators and skylights | Varies | Quantity and placement |
| Foundations and floor slab | Often excluded | Design loads and who builds |
| Anchor bolts | Varies | Supply, setting and alignment |
| Crane, scaffolding, labour | Varies | Who supplies, and for how long |
| Electrical and fire protection | Usually excluded | Allowance or full exclusion |
| Transport and unloading | Varies | Destination and unloading plant |
| Taxes and approvals | Varies | Inclusion and paperwork |

How to Compare Steel Shed Quotations Side by Side
Comparison only works when every supplier prices the same building. Follow two steps, then fill in the matrix below.

Step 1: Fix the brief. Send every supplier the same package. Include plot size, building dimensions, intended use, equipment and floor loads, site location and preferred cladding. Different briefs produce different buildings, and different buildings produce different prices. Three suppliers is a practical number: enough to spot outliers, few enough to review properly.
Step 2: Convert each quote into the same units. Ask each supplier for an itemized shed estimate. Then divide steel weight by covered area to get kg per square metre, and divide each cladding price by its area. List every exclusion and ask the supplier to price it.
| Checkpoint | Quote A | Quote B | Quote C |
|---|---|---|---|
| Covered area (m²) | |||
| Wind speed and seismic zone | |||
| Steel weight (kg) and kg/m² | |||
| Primary steel grade | |||
| Cladding BMT and coating | |||
| Erection included? | |||
| Foundations included? | |||
| Tax and validity | |||
| Payment terms | |||
| Warranty (years and scope) |
A frame that is far lighter than its rivals deserves a polite question. Perhaps the supplier optimized the design well. Or perhaps the design uses weaker loads than yours.
Finally, score each quote against the industrial shed quotation checklist above, with one point for every item answered in writing. As a rule of thumb, a quote that scores below 12 out of 15 is not ready for a price comparison. Send it back with your questions.
A Worked Example: When the Cheapest Quote Costs More
Return to our Faisalabad factory owner. His three bids look like this. The figures are illustrative only and are not a price guide.
| Item | Quote A | Quote B | Quote C |
|---|---|---|---|
| Headline price (PKR million) | 19.6 | 24.0 | 22.5 |
| Erection | Excluded | Included | Included |
| Anchor bolts | Excluded | Included | Included |
| Gutters and flashings | Excluded | Included | Excluded |
| Design loads stated | No | Yes | Yes |
| Price with missing scope added (PKR million) | 24.4 | 24.0 | 23.4 |
On paper, Quote A is 18% cheaper than Quote B. After he prices the missing shed construction inclusions (erection, anchor bolts and gutters) at fair rates, it becomes the most expensive bid. It also states no design loads.
Quote C now leads on price. Before he signs, though, he asks its supplier one more question: which wind speed and seismic zone did you design for?
Why an Itemized Shed Estimate Beats a Lump Sum
A lump sum feels simple. However, it hides everything you need to compare. An itemized shed estimate breaks the price into lines you can test, question and negotiate.
A useful estimate shows:
- Structural steel: weight in kilograms, with a unit rate
- Cladding: area in square metres, with BMT and coating
- Accessories: quantities of doors, ventilators, skylights and gutters
- Erection: a lump sum or rate, with equipment responsibility
- Civil works: priced lines or a clear exclusion
- Transport and unloading to your site
- Taxes, validity and variation rates
Three benefits follow. First, you can compare suppliers line by line. Second, you can phase non-critical items, such as skylights, without redesigning the building. Third, you control variations, because both sides agreed the rates in advance.
7 Red Flags: A PEB Quotation Checklist for Industrial Sheds
Even a short PEB quotation checklist can save a project. Treat each of these signs as a reason to pause and ask questions.
- No design loads or code named. Without wind speed and seismic zone, nobody can verify the steel weight.
- Steel weight missing. If the quote hides tonnage, you cannot compare frames.
- “As per site” wording. Phrases like “as required” invite extras later.
- A price far below the others. Low prices need explanations, not applause.
- Thickness without detail. A quote that gives only TCT, or no coating class, hides the real steel thickness.
- Large advance, no milestones. Payments should follow delivery and erection progress.
- No validity date or warranty. An open-ended price is a promise nobody can keep.
One red flag is a question. Three red flags are a decision.
Why Location Changes Every Quote: Heat, Monsoon and Seismic Zones
A shed in Multan does not face the same conditions as a shed in Murree. Because the design basis follows the site, one drawing can need very different steel in different cities.

South Punjab brings extreme summer heat, so roof insulation and ventilation shape the specification. Lahore and Gujranwala add humid summers and heavy monsoon rain, which raise the stakes for corrosion protection and drainage. Northern sites often add snow load and higher seismic demand. Coastal sites such as Gwadar add strong winds and salt-laden air. Soil adds one more variable. A soil report tells the engineer what bearing capacity the foundation can use, so serious quotes either cite a report or state an assumption.
Therefore, ask every supplier which location assumptions they used. If two quotes assume different wind speeds, they describe two different buildings, and their prices cannot be compared.
Before You Sign: Attach Your Industrial Shed Quotation Checklist to the Contract
A good quote still needs a good contract. Once you pick a supplier, turn the answers into binding documents.
- Attach the final quotation, the specification schedule and the approved drawings.
- Record the payment milestones and the delivery programme.
- Fix the rates for any variation, so changes do not become negotiations.
- Agree on the handover inspection and the warranty start date.
- Name the engineer or supervisor who will answer site questions.
- List the handover documents: as-built drawings, test certificates and maintenance guidance.
Finally, keep your completed industrial shed quotation checklist with the project file. If a dispute appears later, it shows exactly what each side promised.
How Steel City Prepares Quotations
We treat the quotation as the first engineering document of a project, not a sales sheet. Since 1992, our team has designed, manufactured and erected prefabricated buildings and PEB industrial sheds across Pakistan. Our work reaches from Multan to Lahore, Faisalabad, Gujranwala and Sialkot and the Rawalpindi–Islamabad belt.
Our quotations are itemized and fixed-price, with delivery and warranty terms stated up front. To quote accurately, we need a few inputs:
- Plot dimensions and the proposed layout
- Building use, plus any crane, racking or mezzanine loads
- Site location, because wind, seismic and snow conditions follow it
- A soil report, if you have one
- Preferred cladding and insulation
- Your target schedule
Share these details through our contact page. Our engineers will reply with an itemized quotation you can test against this industrial shed quotation checklist. You can also browse our range of industrial steel sheds and PEB structures first.
Industrial Shed Quotation Checklist: FAQs
What should an industrial shed quotation checklist include? It should include the design basis (loads and codes), a material list with grades and thicknesses, a clear scope for erection and civil works, and commercial terms covering tax, payment, validity and warranty. Without all four blocks, you cannot compare it fairly.
How do I compare steel shed quotations from different suppliers? Give every supplier the same brief. Then convert each quote into the same units: steel weight per square metre, cladding specification and priced inclusions. Add any missing scope to the lower quote before you compare totals.
What is usually excluded from a warehouse shed quotation? Foundations, floor slabs, electrical work, fire protection and approvals are often excluded or priced separately. Erection equipment, gutters and insulation vary by supplier, so confirm each one in writing.
Are foundations included in a steel shed quotation? Often not. Our steel shed cost guide estimates that foundation and civil works add roughly 10–25% to structural cost, depending on soil conditions. Ask who designs, builds and pays for them.
How long is a shed quotation valid? Steel prices move, so validity is usually limited. Ask for a written expiry date and a clear statement of what happens to the price afterwards.
Do I need an industrial shed quotation checklist for a small shed? Yes. A small shed has fewer parts, but the same gaps appear: missing foundations, vague cladding and open-ended prices. Use a shorter list and keep the written answers.
Does the same PEB quotation checklist work for dairy and poultry sheds? Mostly, yes. Add ventilation, drainage and insulation checks for livestock buildings. Our guide to dairy shed design for Pakistan’s climate is a good next read.
Put the Industrial Shed Quotation Checklist to Work
Back in Faisalabad, our factory owner now holds one comparison sheet instead of three confusing quotes. He knows which bid states its design basis, which one hides exclusions and which supplier answers questions fast. Most importantly, he can sign with confidence.

You can do the same. Print the 15 checks, send them with your brief and insist on written answers. A supplier who welcomes this industrial shed quotation checklist is usually worth talking to.
